Written fire risk assessments with a prioritised action plan for business premises, blocks of flats, HMOs, care homes and schools. Assessed, reported and fixed by one company.
4.6 Stars
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for virtually every non-domestic premises, and for the common parts of any building containing two or more homes, must make a suitable and sufficient fire risk assessment and keep it under review.
Since 1 October 2023 the full assessment must be recorded in writing, whatever the size of the organisation. For blocks of flats, the Fire Safety Act 2021 clarified that the building's structure, external walls and flat entrance doors are within scope.
A VOCA fire risk assessment gives you that written record: the significant findings, who is at risk, and a prioritised action plan you can show to insurers, the fire service and your own managers.
And because we're a fire protection company, the actions in your report can be priced and completed by our own teams.
Every assessment covers escape routes, fire doors, alarms, emergency lighting, compartmentation, storage and housekeeping, and how people actually use the building. You get a clear report you can act on, not a box-ticking exercise.
Escape routes, fire doors, alarms, emergency lighting, compartmentation, storage and housekeeping.
Your assessor walks the whole building: escape routes and exits, fire doors, the alarm and emergency lighting, compartmentation, storage and housekeeping, ignition sources and how people actually use the space, including sleeping risk where it applies.
Every hazard and who is at risk, in plain English, with photographs.
The significant findings are recorded in writing, as the law now requires for every responsible person, with photographs of each hazard and a plain-English explanation of who it puts at risk and why.
What to fix first, what can wait, and who should do it.
Each action is ranked by risk, with a suggested timescale and who should carry it out, so you can show progress to insurers, the fire service and your own managers instead of holding a list of problems.
We tell you when the assessment should be reviewed, so it never quietly lapses.
An assessment has to be kept under review. Your report carries a review date, and it should be looked at sooner if the building, its use or the people in it change.
If you want us to carry out the actions, a quote for the work comes with the report.
Fire alarms, emergency lighting, fire doors, fire stopping and compartmentation, AOVs and evacuation systems can all be priced and completed by VOCA's own teams, and signed off in the same evidence file as the assessment.
Report, certificates and completed actions kept together, ready for an audit or inspection.
The assessment, the certificates for any work done and the record of completed actions are kept together, so when an insurer, auditor or fire officer asks, everything is in one place.
Every assessment is scoped to the building, the people in it and the risk that comes with how it's used. These are the buildings we assess most.
Offices, shops, hotels, restaurants, warehouses and multi-let commercial buildings. For employers, owners and facilities managers.
A workplace or office fire risk assessment covers escape routes, the alarm and emergency lighting, storage, processes and staff numbers, written up for your fire safety file. Hotels, restaurants and anywhere with sleeping or cooking risk get the extra detail they need.
Business fire risk assessments for small premises are priced simply, and multi-let commercial property can be assessed building by building.
Communal areas, HMOs, purpose-built and converted blocks, supported living and student accommodation. For landlords, managing agents and housing providers.
A landlord fire risk assessment covers the common parts, flat entrance doors, external walls and the building's structure, all confirmed as in scope by the Fire Safety Act 2021. HMO fire risk assessments and social housing portfolios can be assessed as a programme rather than one building at a time.
Tell us about the block and we'll advise which type of assessment it needs, and whether any part of it should be looked at intrusively.
Care homes, supported living, schools, nurseries, dental and GP practices. For registered managers, business managers and trusts.
Where evacuation is never simple, the assessment looks hard at staffing levels, the escape strategy and the people who need help to leave. A care home fire risk assessment or a fire risk assessment for schools and nurseries is written so it can be shown to regulators and insurers, and reviewed every year.
1. Tell us about the building. A quick call or the form below, and we come back with a fixed price before any visit.
2. We visit the site. An assessor inspects the building at a time that suits you, with as little disruption as possible.
3. You receive the report. Written findings and a prioritised action plan, sent to you promptly after the visit.
4. We fix what we find, if you want us to. Our own engineers carry out the actions and update your evidence file.
Most assessors hand you a list of problems and leave you to find contractors. We're a fire protection company, so the actions in your report can be priced and completed by our own teams, and signed off in the same place.
Fire alarm systems, emergency lighting, fire doors, fire stopping and compartmentation, AOV servicing and evacuation systems, including voice alarm.
Your assessment is carried out by a competent, experienced fire risk assessor, and every assessment is certified and recorded in writing.
It's then backed by a fire protection company that can carry out the actions it recommends, so the people who find the problems and the people who fix them work together.
You get a fixed fire risk assessment quote before we visit, so there are no surprises on the day. Four things set the price:
Size and layout. Floor area, number of floors and how complex the escape routes are.
How it's used. Sleeping risk, in flats, care homes and hotels, needs more detail than an office.
Existing information. Previous assessments, drawings and maintenance records save time on site.
Type of assessment. For blocks of flats, intrusive assessments cost more than non-intrusive ones.
Yes, for virtually all non-domestic premises and for the common parts of buildings containing two or more homes. Under the Regulatory Reform (Fire Safety) Order 2005 the responsible person must make a suitable and sufficient assessment and keep it under review, and since 1 October 2023 it must be recorded in full, whatever the size of the organisation.
The law says the person must be competent: enough training, experience and knowledge for the building in question. For anything beyond a simple, low-risk premises, that means a professional fire risk assessor. VOCA's assessments are carried out by competent, experienced assessors, and every assessment is certified.
Regularly, and whenever there is a significant change: to the building, its layout, its use, the number or type of people in it, or after a fire or near miss. Many responsible persons review every year. Every VOCA report carries a review date.
They are the conventional types used for blocks of flats, particularly purpose-built blocks, rather than a legal classification. Type 1 is non-intrusive and covers the common parts only. Type 2 is intrusive in the common parts. Type 3 is non-intrusive but includes a sample of flats. Type 4 is intrusive and includes flats. Tell us which block you're responsible for and we'll advise which type it needs.
PAS 79-1 is the published method for carrying out and recording a fire risk assessment of premises other than housing. Its housing counterpart, PAS 79-2, was withdrawn and replaced in 2025 by BS 9792, the British Standard for fire risk assessment of housing. An assessment written to the right standard is structured, consistent and easier to act on.
A fire risk assessment is the assessment the responsible person is legally required to carry out, record and keep under review: it identifies the hazards, who is at risk and what to do. A fire safety audit checks whether the measures and management you already have are working and compliant. An audit doesn't replace the assessment.
It depends on the size and use of the building, so we give a fixed price before we visit and you know the cost up front. A small, simple premises costs less than a block of flats or a care home with sleeping risk.
You get the report with a prioritised action plan and a review date. If you want VOCA to carry out the actions, the quote comes with the report and our own engineers do the work, then your evidence file is updated.
